A Simple Mice Infestation Can Make You Sick!!

For some people, having a mice infestation in your home might not seem like it is such a big deal.  Being nocturnal creatures, mice are rarely seen or heard, and the average homeowner typically realizes that they have a mice infestation problem in their home when they find blackish oval sized small pellets in areas where mice travel or congregate.  The mice that seek refuge in walls, attics, crawl spaces, and basements are more than just a nuisance though.  These critters are particularly dangerous because they carry with them serious health threats that are harmful to humans.
Despite their pet store looking appearance, having a  mice infestation can expose your family and friends to Hantavirus, which then leads to a disease called Hantavirus Pulmonary Syndrome (HPS).  It should be noted that in those that have contracted HPS, over 50% have experienced fatal results.
Asthma is a serious health threat in the United States which affects nearly 15 million people from coast to coast.  Of the 15 million affected by asthma, one third is children.  According to studies, asthma is the leading cause of chronic illnesses in children, and it is the third leading cause for children to be hospitalized in the United States.  A recent study by researchers at Johns Hopkins Children’s Center, and published in the Journal of Allergy and Clinical Immunology, found that mouse urine contains allergy causing substances that become airborne.  Once the mouse allergen becomes airborne they are very problematic and have been found to be the leading cause for asthma attacks in children.
In the John’s Hopkins study, 25% of the random homes that were tested contained levels of mouse urine allergens that were high enough to cause problems for a person who suffers from asthma.  Because asthma can be life threatening, this should a concern for all homeowners who have a mice infestation problem.
The best way to protect your family and friends from the dangers from having a  mice infestation in your home is to seal all cracks, crevices, and holes to keep mice out of your home.  Make certain that your home is not an “all night buffet” for mice by keeping food locked up tight, and call a licensed pest control specialist who knows how to provide proper treatment for mice if you become infested!

My fiance and I have been invaded by mice!  Last year was the first time.  I was re-wiring my computer when I saw this little mouse just "waltzing" down my hall.  Like it was at home, going to the fridge (or should I say Chloe's food dish) for a snack...
I whacked it with a shoe, then put it out of its misery.  I felt bad for killing it because it was a cute Deer Mouse.  However I know they are disease carrying rodentsI checked the kitchen and found a hole under the radiator and behind the fridge, so I plugged them with steel wool.  I couldn't imagine a mouse chewing through that.  The steel wool is still there, however more mice came.  I went to the office and told them about it.  Laurie Ross (the old Regional Manager of CLV Group) told me she would take care of it for me.  She didn't!  Probably because after I identified her as the biggest problem with the messed up management of our complex, I had a telephone meeting with the General Manager of CLV Group Canada.  Miss Ross was put on the "Hot Seat" and eventually fired.  If I had anything to do with that, I'm...not sorry Laurie, and I hope the door didn't hit you too hard on the way OUT!
When nothing was done we started trapping them again.  
Finally after a few months Glen the maintenance manager finally got some baited traps for us.  They didn't seem to work, so I kept trapping them.  I've trapped more than 15 mice so far and I'm beginning to feel like I'm running a mouse slaughter house!
I went down to the office again and talked to Marissa and she told me "pest control" would be here on a certain date between 9-5.  I had to go to meet a business client of mine that afternoon so I called Marissa to give me the name of the company so I could call.  Once again she told me between 9-5 and wouldn't give me the name of the company they hired.

I ended up postponing the appointment because I wanted to talk to the person that came.  No one came!  I decided to try and give Management one more chance and asked for help again last week.  This time she actually sent someone.  The person who came brought some more "bait traps" that poison the mice that eat it.  That exterminator also had a "spray-bomb" with him.  When I asked him what it was for he said it was for the Bed Bugs downstairs!
There are many different ways bedbugs can invade your home.  If you are find yourself in an area where they are it is possible for them to attach themselves to your clothing.  In many cases people have brought them home in their luggage!  In 2009 the people in a unit I will not divulge for privacy reasons had an infestation of bedbugs and moved out.  Management sprayed to kill them.  Unfortunately they didn't get all of them because the next tenants were attacked by bedbugs the following month after they moved in.  They also had repeat attacks after that because the infestation was never taken care of properly.  The ugly little monsters came back after the effects of the spray wore off!  The second family finally moved out this summer of 2011 and is trying to rebuild their lives.  If you can get past the physical pain of these attacks, good luck with the psychological pain because it can be quite terrifying!

Here's the the Big Picture: 
CLV Group-Hamilton failed to adequately remedy a problem at 775 Concession street and are trying to keep it quiet.  When I asked Marissa at the office to take care of my mice problem she said the Pest control company was going to be here to take care of the "Common Area"  That was a bold faced lie, because in actuality they were here to spray a vacant unit for bed bugs!!
Bedbugs are clever survivors and will venture through any opening to look for more victims or to escape poison fumes!  The Grim fact is, we are all at risk from the problem downstairs and CLV Group should have informed us about the problem and give us tips on how to safeguard our selves!

Instead all they did was give us tips on energy conservation and a notice to any one using air conditioners to pay them $250 for using them!!!  By the way, You don't have to pay this!
Getting back to the matter at hand.  More and more people are finding they have a right to sue the landlords that don't do everything possible to eliminate infestations and compensate tenants by paying for the cost of doing laundry after they find bedbugs, etc, etc...

WHY SHOULD I JOIN?

Two years ago I joined residency with my fiancé at 775 Concession. Life at our place was quite nice with the awesome view over looking the city and the friendly attitude of our neighbours. The property managers, although not perfect took very good care of the buildings. For some strange reason they were dismissed and CLV Group took over as the management company.
One of the first things they did was give us a choice of either driving, cabbing, busing, or walking to their office on Pearl Street to pay our rent. If that was too much of an inconvenience for us they allowed us to arrange automated banking payments. What better way to get us to sign up for preauthorized bank withdrawals... (This was their first manipulation tactic on us!) Unfortunately, the amount they charge us can be changed at their leisure and without our consent!!
Wouldn't you know it? The following month they overcharged us! Apparently it was because of our extra parking spot. First of all I was allowed by a neighbour to park in her spot because she wasn't using it. Secondly; When a Landlord provides an extra space for a tenant, the Landlord and Tenants Act clearly says that a land lord may only charge what it costs to provide such a spot and if they cannot divulge such information they can only charge a “Nominal Fee” $25.00 is not a “Nominal Fee” to the average renter. Even $5.00 per month is pushing it!

CLV has also given us one main entrance key for every building. I know many tenants are opposed to this idea, especially since the break in and assault that occurred recently...
Our Illustrious Property management company also likes to take their time when it comes to repairs of our apartments and upkeep of our grounds.
If you go into the Administration office with a complaint or a simple request like “Can you fix the hole in my bathroom ceiling so the people upstairs cant see me go pee?” They seem very interested and concerned about our problem. However we all know nothing is done within an acceptable time frame!!

The problem is on a singular level we are nothing to CLV group but an unimportant annoyance as they try to take care of the simple management of the buildings.
There are many other apartment communities that have formed “Tenants Associations” because when Property Managers and Landlords get requests from one large group of people it tends to make them take notice because the last thing they want is a Class Action suit!
775 Concession Street is slowly becoming an undesirable place to live because Management is starting to “Slum it”
How often do you see over flowing dumpsters and recycling bins?
I wonder how much garbage I can spread around the lot today?

Why organize tenants into associations?

There are many reasons why it is advantageous to have a tenants' association for your building or your community. These include:
  • To improve yours and your neighbours' living conditions, whether your concerns are about maintenance, safety, or improper actions by the landlord or their employees;
  • You and your neighbours are having trouble dealing with the landlord, property manager or superintendent and are looking for a strategy to deal with it;
  • There is strength in numbers. It is more difficult for bad landlords to pick on a group than on individual tenants;
  • To get moral support from others and so you don't feel alone and isolated in your fight;
  • To share the work and resources. The more of you there are, the more work that can be accomplished, and the less work for each of you;
  • For the diversity of skills and opinions available. New people may bring in new good ideas not considered before;
  • For continuity. It is very useful to keep a history of the landlord as they are likely to repeat past strategies and habits. With tenants moving in and out, a long-term association can keep records on the landlord over many years.
  • To get involved in bigger issues in your community or beyond, whether it be fighting to save a community pool, creating a community garden or organizing to bring back real rent controls
  • It is your legal right to have a tenants association. That is the law! Under Ontario's Residential Tenancies Act, Section 23:
  • A landlord shall not harass, obstruct, coerce, threaten or interfere with a tenant.
    The fine for individuals guilty of such an offence (including the landlord, superintendent, and other employees and agents of the landlord or property management,) are liable for fines of up to $25,000, and for corporations up to $100,000, under sections 238 (1) and 238 (2) of the Residential Tenancies Act.

  • P.S. Tenants do not have to pay for Air Conditioning, not even if its in your lease!!
